Home Sales Are on the Rise in a Very Big Way, Stamford CT Example

Well I can honestly say that the changes that I’ve seen in the market since November are very promising to say the least.  Just examining Stamford CT Single Family Housing statistics this is how the market compares 2009 vs. 2010 (using data as of 4/25/10 from the CMLS):

-2009 as of this date had 519 active single family listings on the market, 2010 only has 398 which is a decrease in inventory of -23%.

 -2009 as of this date had 78 homes either with an agreed upon offer or contracted, 2010 has 143 which is an increase of 83%.

-So far this calendar year there have been 122 sold homes vs. 2009 where there were 75 homes sold.

-The median price YTD had very little change, 2009 was $557,000 and 2010 was $560,000.

With interest rates still low (but climbing slowly again) it is a terrific opportunity for first time buyers or step up buyers.

These changes are taking place throughout Fairfield County as a whole, I am just using Stamford as an example.
